Thats why my rentals are priced about 8%-10% under market

I can cherry pick the renters, and they don't want to move because of the lower price, so no down time from turnover. I figure I am money ahead seeing as any turnover takes at least two months lost rent for cleaning, any refurb, marketing, finding good tenant, and the tenants transition time from the old place, to mine., sometimes a month more than that. Same person in there 3-12 years or longer makes things much easier.
